The lifespan of a standard asphalt shingle roof is 20-25 years under normal conditions. If your roof is approaching or past that age, it is time to start planning for a replacement — even if it looks okay from the ground.

Older roofs may appear intact but have underlying issues that are not visible without a professional inspection. If you are not sure how old your roof is, check your home inspection report from when you purchased the house, or call us for a free assessment.

Shingles that are curling at the edges (called cupping) or buckling in the middle are a clear sign that they are past their prime. This happens when shingles absorb moisture and lose their flexibility over time.

Curling shingles are more vulnerable to wind damage and can allow water to penetrate beneath them. If you see this on more than a small section of your roof, repair is usually not cost-effective — replacement is the better investment.

A few missing shingles after a storm can often be repaired. But if you are regularly losing shingles, or if large sections are missing, it indicates that the adhesive seal on your shingles has failed — a sign of an aging roof.

While you are up there, also check for water stains, dark streaks, or sagging areas in the decking — all signs of moisture damage.

A sagging roof is a structural problem that goes beyond the shingles. It usually indicates that the decking or the structural supports beneath it have been weakened by moisture over time.

Do not ignore a sagging roof. It is a safety hazard and will only get worse. If you notice any sagging — even a slight dip in the roofline — call a professional immediately.

If you have had your roof repaired multiple times in recent years and leaks keep coming back, you are likely spending good money on a roof that is past its useful life. At some point, the cost of ongoing repairs exceeds the cost of a full replacement.
